1 — Introduction
AffittaSardegna is a company whose activities include managing its own and third-party holiday homes. AffittaSardegna acts in the name and on behalf of the property owner (whose name and personal details are stated in the booking Voucher), under a specific mandate agreement previously granted to it, tasked with managing the tourist rentals and performing the contract.
Any liability connected to faults, defects and/or non-conformities of the rented property remains entirely with the owner. The Client must always refer to this 'Terms and Conditions' text which, by accepting it, they declare to fully know.
2 — Booking, payments and invoicing
The booking is confirmed only upon receipt of the confirmation email from AffittaSardegna. The Client must pay the deposit indicated in the booking form by bank transfer/credit card within the stated terms. The balance must be paid in the manner and by the deadlines shown in the booking form.
For bookings made within the 30 days before the start of the stay, the price must be paid in full upon receipt of the form. Bookings are personal and may not be transferred to third parties without authorization.
3 — Price
The price includes: accommodation in good condition, normal consumption of gas, hot and cold water, electricity.
It does not include: linens and bed/bath linen in general, heating or air-conditioning costs, use of external facilities, the Tourist Tax (where charged by the municipality).
4 — Request to change the booking
AffittaSardegna is not bound to make the change as requested by the Client. The Client remains in any case bound to pay the agreed price. Any accepted changes entail additional costs borne by the Client.
5 — Voucher
After completing all payments, the Client receives a booking Voucher. Keys are handed over only on presentation of the Voucher, which contains all operational instructions on the place, time and method of check-in.
6 — Key handover and return
You must contact AffittaSardegna at least 14 days in advance to arrange the handover. Arrival is scheduled between 5:00 PM and 8:00 PM; departure by 10:00 AM on the agreed day, with the accommodation in perfect order and cleanliness.
A Client who does not occupy the accommodation by 6:00 PM on the day after the start of the booking, without notice, is deemed to have withdrawn. No refund is due in case of late arrival or early departure.
7 — Number of occupants and their obligations
The property may not be occupied by more people than stated on the Voucher. An exceeding number is grounds for immediate termination of the booking without refund.
The Client is liable for any damage found during the stay and must provide AffittaSardegna with the ID document details of all occupants.
8 — Security deposit and damages
On key handover the Client pays the amount indicated in the Voucher as a guarantee fund. The deposit is returned on departure after inspection of the property, less any damages. In case of undeclared departure, the refund is made within 2 business days by bank transfer.
9 — Defects and complaints
Any defect or problem must be reported within 24 hours of handover. Complaints made after the end of the stay will not be considered. AffittaSardegna observes closing hours: reports after 7:30 PM are handled the next day from 9:00 AM.
10 — Limitations of liability
AffittaSardegna is not liable for: unavailability due to force majeure, inability to enjoy the sea due to natural events, theft, breakdown of non-essential appliances (considered essential: refrigerator, cooktop, water heater), interruption of public utilities.
Response times for breakdowns are 24/72 business hours, excluding Saturday and Sunday. In summer, spare parts may take longer due to transport to Sardinia.
11 — Cleaning
The cleaning fee is indicated in the Voucher and is paid on handover. The accommodation must be returned clean and tidy. As a guideline, the penalties for non-compliance:
12 — Pets, noise and pools
In some properties pets are not allowed. The Client must check this before booking. An undeclared pet may result in refusal of the keys and loss of amounts paid. For pools, use by minors under 18 without adult supervision is prohibited.
13 — Cancellation and withdrawal
All cancellations must be communicated in writing to info@affittasardegna.it. Cancellations by phone are not accepted.
Up to 91 days before: 20% penalty
From 31 to 90 days before: 50% penalty
In the last 30 days: no refund (100%)
No-show: after 24 hours without written notice, the booking is deemed terminated.
14 — Jurisdiction
For any dispute relating to bookings made on www.affittasardegna.it, the parties agree to and accept the exclusive jurisdiction of the Court of Sassari..
